Landlord Emergency Cover
Landlord Emergency Cover provides immediate assistance from professional tradesmen to deal with a range of emergency incidents to ensure the tenant can continue to occupy the property, such as Boiler breakdown, Failure of electrical power or blocked toilets. The policy gives cover up to £1,000 (inc VAT) per claim with no annual maximum limit on claims.
Landlord Legal Protection and Rent Guarantee
Landlord legal protection policy provides £100,000 of legal cover and is aimed to help landlords through difficult and often stressful legal situations relating to the letting of the property such as tenant disputes and eviction or property infringement situations. Rent guarantee cover will provide up to £2,500 per month for unpaid rent for up to 12 months. As an enhancement the product also includes a complementary mediation service for landlords and tenants to resolve disputes amicably
Accidental and Malicious Damage
This covers unexpected and unintended damage caused by something sudden and external. It also protects against deliberate damage or theft caused to the property by a tenant or their visitors, which is excluded when this option isn't selected.
Manufacture and Harvest of Drugs
Available as an optional extra when purchasing accidental damage and malicious damage caused by a tenant. This covers the damages and costs relating to the remedial action from the use of the property for the manufacture, cultivation, harvesting or processing by any other method of drugs classed as controlled substances under the Misuse of Drugs Act (1971), which is excluded when this option is not selected. An example of this would be water damage to walls and flooring caused by cannabis cultivation, where purchasing the manufacture and harvest of drugs optional cover would be required to make a claim.
